found oily stains on the condenser coil. I did a leak search and found the unit was leaking on a tube going through the steel plate for the edge of the coil. I displaced the metal plate and braised the leak shut. I charged the unit back to factory specifications and added the missing Freon caps. The unit is operating properly now.

The thermostat just had bad batteries replace the batteries verified operations. The unit is operating properly.
Install duck board in platform return insulated kitchen vent, and fixed knee wall issue
Performed an AC check on both systems. Both systems are performing poorly. The units are producing poor temperature splits, and have bad capacitors in the air handlers. The 3 ton condenser needs a contactor service valve replacement and charged. The outdoor fan motor is failing as well. Recommend, replacing the system due to the age and poor performance of the units

Arrived to home and unit was not cooling correctly, when I got on roof I found water pouring down roof due to it thawing from being frozen. My gauges showed unit was extremely low on refrigerant. Unit is 23 years old and I recommend not dumping a bunch of money into this system and to get a comfort consultant out to give him some quotes. Ryan will be out 12-3 today. Unit is not running at departure.
